Why Shingles Fail — And Why "Old" Is The Wrong Diagnosis

Why shingles fail

An asphalt shingle is a fiberglass mat saturated with petroleum-based asphalt and topped with ceramic granules. The asphalt is what makes it waterproof and flexible; the granules are what protect the asphalt from UV. The two depend on each other — and both depend on the oils in the asphalt staying put.

Those oils leave. UV radiation volatilizes them. Heat cycling drives them out. Every freeze-thaw cycle through a Sussex County winter accelerates it. As oil content drops, the asphalt stiffens and contracts. The mat loses its grip on the granules. The granules wash away. With less granule cover, more UV reaches the asphalt, and the whole thing accelerates.

The misdiagnosis

Traditional roofing has one answer for this: tear it off and start over. That's because the industry is built around replacement — materials, crews, dumpsters, financing. Oxidation gets labeled "age," and "age" gets quoted at $12,000 to $17,000.

But a shingle that has lost its oils and a shingle that has lost its structure are two different roofs. The first one can be restored. The second one genuinely needs replacing. The difference is only visible on an actual inspection — which is why we do them free, and why we tell people honestly when their roof is in the second category.

ShingleLock™ chemistry

ShingleLock™ is a soy-derived, bio-based oil formulated to match the chemistry of the asphalt it's replacing. Applied at a precise water-to-concentrate dilution, it spreads evenly across the shingle surface; as the water evaporates, the concentrate absorbs into the asphalt matrix.

This is the opposite of a coating. A coating sits on top, adds a film, traps moisture underneath, and voids most manufacturer warranties. ShingleLock™ goes in. Nothing is added to the roof's surface, nothing changes how it sheds water, and the shingle simply regains the flexibility and granule adhesion it had when it was newer.

ShingleLock™ warranties are administered by Shingle Lock, 4030 H Street, Calgary, Alberta T2G 3A7. Claims are submitted to warranty@shinglelock.com within 60 days of discovery. There is no homeowner self-registration — your applicator files the documentation on completion.

Environmental note

Roofing tear-off sends roughly 11 million tons of asphalt shingle waste to American landfills every year. A rejuvenated roof produces none of it. For a county where nearly every home is owner-occupied and people stay for decades, keeping a serviceable roof in service is the cheaper and the cleaner answer.
