Why Sussex County Roofs Age The Way They Do
Sussex County is one of the most settled housing markets in New Jersey — 83.7% of its roughly 63,000 homes are owner-occupied, and in 2025 the entire county issued fewer than 100 new residential building permits. Almost nothing here is new construction. The housing stock is the 1960s-through-1990s suburban build-out across Sparta, Vernon, Hardyston and Byram, plus the older lake communities ringing Lake Mohawk, Highland Lakes, Culver Lake and Lake Hopatcong.
That means the typical Sussex County roof is decades into its life, sitting under heavy tree canopy, taking the full force of New Jersey's coldest freeze-thaw cycles every winter. It's exactly the profile where rejuvenation does the most good — and where a $12,000 to $17,000 replacement quote lands the hardest.
